Americans discover southern Spain
Marbella, known for its luxury properties, was recently named the best place to live according to the “Barnes Global Property Handbook”. The local market is extremely diverse – it includes apartments priced at 400,000 euros, as well as exclusive penthouses and villas – worth at least several million euros.
Europeans dominate the ranking of foreign property buyers. In 2025, the British led with an average share of 7.96%, followed by Germans (6.52%) and Dutch (6.31%). Investors from the USA accounted for approximately 1.75%. However, with a projected property price increase of 5–9% in 2026, the Costa del Sol is becoming a stable and attractive market specifically for American buyers.
The latest data from the Spanish Consejo General del Notariado confirmed that in 2025, Americans were among the top three foreign property buyers in Spain – considering their market share increased by 3.5% – placing them behind Italians (6.5%) and the Dutch (12.3%). Analyzing market share by nationality in 2025, Americans ranked 11th, but were one step away from entering the top ten.
What makes Costa del Sol stand out?
Marbella is situated between the mountains and the sea – it enjoys a mild, unique microclimate that ensures pleasant temperatures all year round. Thanks to this, the region has also earned the nickname “Costa del Golf” – few places in the world offer such excellent conditions and infrastructure for practicing this sport.

This is one of the reasons why moving to the southern coast of Spain is becoming increasingly popular. Malaga Airport provides an excellent network of flight connections from various parts of the world, including the USA. Good communication on the Costa del Sol is also supported by rail – allowing travel, for example, to Madrid in 3 hours, while a journey to Seville, Cordoba, or Granada takes only 2 hours.
Southern Spain is a cosmopolitan place, but also full of history – dating back to Roman times. The Costa del Sol is famous for its unique, tranquil lifestyle, where life moves slower – and simply longer – thanks to the Mediterranean diet and abundant sunshine.
