Meanwhile, the average annual rate of return was nearly 9 percent, with the highest recorded by Arche Cukrownia Żnin (16.34 percent) and Arche Hotel Krakowska (13.23 percent), Arche Hotel Geologiczna (11.63 percent), and Arche Hotel Puławska Residence (11.26 percent). The company is currently implementing 24 investments at various stages of advancement, with a total value of approximately PLN 3 billion. In 2025, its hotels hosted over 1.2 million guests and served nearly 6,000 diverse MICE events, representing a nearly 20 percent year-on-year increase.

It is worth recalling that the company carried out its first investments in Warsaw and Siedlce, and for two decades it has been building throughout Poland. Today, Arche is the largest Polish hotel chain with domestic capital, bringing together approximately 2,000 investors owning a total of over 3,500 hotel rooms and apartments, as well as a residential developer. In its history, the company has built over 12,000 apartments and houses, and will soon launch new hotel facilities in its collection, Arche Metalowiec Muszyna and Arche Garnizon Białystok, which will give it a total of nearly 5,000 rooms. The company’s good operating results coincide with the entry into a key phase of the “Arche 2030” development strategy, with a budget of PLN 3 billion, which includes the strategic goals of having 50 hotels with 10,000 rooms in its portfolio.

— We have strong diversification of funding sources and considerable flexibility. More and more often, large global banks and funds come to us with various proposals, but since we have grown mainly thanks to small Polish investors, we want to continue this direction. Arche System investors are a unique community; together we profit from the development of domestic tourism, but we also save monuments and solve social problems. We also have large investors who can purchase entire properties themselves. Moreover, we constantly reinvest our profits in the development of new projects, which is a very solid source of funding. Of course, there are also loans and bond issues. The pandemic showed how important it is to secure a financial cushion for unpredictable situations. It saved us then, because we did not receive support from the anti-COVID shield from the state. We make sure to always have such security, because various situations happen — says Arche President Władysław Grochowski, who, together with his wife, has also been running extensive activities for many years within the Lena Grochowska Foundation, integrating communities, activating socially excluded people, those with intellectual disabilities, and the most needy.

For years, Arche has been giving small Polish investors the opportunity to earn from tourism in the HoReCa and MICE sectors through its proprietary Arche System. The company goes far beyond standard condo or aparthotel models. It’s an approach that combines real estate investment with monument preservation and social activity. It shares profits generated from the hotel’s entire operational activity with its investors, and the minimum annual remuneration is 5 percent calculated from the net price of a finished and equipped unit. It is worth emphasizing that hotels with a dispersed ownership structure are often owned by seniors and give them a chance to supplement their pensions and benefit from owner stays. The company primarily invests in unique historical monuments that carry historical potential, which acts as a magnet for tourists.

— We are not concerned with selling the unit at the highest possible price, because we stay in business with our clients for many years, and to deliver the promised results, we must be able to build optimally and provide finished, furnished rooms at an optimal price per square meter. That is why we have our own cost-reducing production chain, for example, for furniture or other goods. Moreover, our hotels are multifunctional facilities, because we must be ready for future challenges that can change. The Arche System is an investment model in hotel real estate (rooms/apartments), offering investors ownership rights with an entry in the land and mortgage register. Its main advantages are maintenance-free operation, monthly payouts, 20 percent discounts on stays in the Arche network, and the potential for property value growth — explains Arche Sales Director Magdalena Sidorowicz.

The Polish tourism market and the demand for new, unique properties revitalized by Arche are growing strongly. Each year, the number of foreign guests in our country also increases; last year, there were about 10-12 percent more compared to 2024. For example, in January this year alone, Arche hotels generated revenues of PLN 29 million, an increase of about 30 percent year-on-year.

— We are increasingly incorporating demographic trends and growing senior needs through our proprietary Arche Generations format. Hence, the offer of so-called assisted living apartments will constitute an increasing share of our projects. We will soon launch the 24th hotel in the Arche collection, “Metalowiec” in Muszyna, and we have twelve investments simultaneously under construction and in preparation.
